Moving In

As we cater for students, the standard date of tenancy begins on the 1st August or 1st September. Once the tenancy has been fully agreed and signed by each tenant the keys may be retrieved from the 1st of the month and you may move in at any time. We recommend ringing in advance to arrange a suitable time to meet for key collection to ensure that you can move in as quickly as possible with little waiting around.

Rent

Rent is paid on a monthly basis of the amount required upon agreement of tenancy. We ask that all of our tenants set up a standing order to pay rent directly to us automatically on the first of each month.

All rent for properties includes utility bills for water, gas, electric and building insurance. Rent does not include TV licensing, internet, or contents insurance, nor does it include any council tax that may be payable if you graduate during your tenancy period.

Deposits

A deposit is required from all tenants before moving in, equal to one months rent to be paid directly. The deposit is refundable at the end of the tenancy only; provided the terms and conditions of the tenancy agreement are honoured and provided that there is no breakage or dilapidations to the property caused by the deposit payer during their tenancy.

Guarantors

As this is the first time many students rent a property themselves, we ask that a guarantor is established for each tenant. A guarantor is a person, for example your parents – or other close family member, who assumes financial liability of the tenant for rent and in the event of damages on the tenant’s behalf if the tenant fails to pay. A guarantor is bound contractually to accept legal liabilities of the tenant should the tenant fail to comply with tenancy agreements.

Property Maintenance

All tenants are expected to keep their rented property in good condition as per the tenancy agreement, wear and tear is expected but the property must not be abused or neglected by any tenant. All maintenance of the building, infrastructure and garden are carried out by Waterfield Properties who have done so professionally for over 20 years. If a tenant notices any issues or problems with the property or if their is urgent maintenance requirements they are encouraged to contact the landlords directly to have it resolved.
